As a resident of Uckfield for over 30 years and a landlord and property investor since 1995 I have seen massive changes and opportunities come and go. One thing that has remained constant is change. Change of regulations, changes in technology, changes in attitudes and fashions.
As a landlord I have had to embrace change in the way that rental houses are let ensuring that they are energy efficient, blank canvasses, desirable, in good locations, safe. After some rather bad experiences with the letting agencies, I had previously used I decided to open my own. Woods Properties and Lettings have taken on best practice from the regulatory bodies we have joined who have kept us up to date with forthcoming changes and have managed to avoid some of the issues we had previously encountered by taking on the right tenants and carrying out regular property inspections.
We realised that property is most people’s biggest investment, and it needs looking after. However, it is also the tenant’s home and should be respected as such. Our proactive approach has seen landlords and investors join us to maximise their yields and minimise their issues and has seen tenants stay with us for years and often request to move within one of our properties to another as their lifestyle changes.
At this point of change with new regulations having come in during October 2022 and more in the pipeline, with mortgage rates and rents going up at a steep rate, and with the ‘levelling up’ agenda coming back into the new government’s focus, never has it been more important to have a good letting agent to talk to and advise.
We are pleased to re-join the Uckfield Chamber of Commerce and welcome an open discussion with anyone interested in property, whether they already own an investment property or are thinking of doing so.
